Buying new construction in baton rouge, mandeville, or new orleans?

Many people believe that if they buy a new construction home, that they can skip a 3rd party inspection by a licensed home inspector.  While it may be true that the builder does great work, has a great reputation, and conducts his or her own inspections during the construction process; it would be a disservice to oneself if they were to skip a 3rd party inspection upon putting in an offer on a home.

New construction homes do not always have the same deficiencies that existing, older homes have, but there are still plenty of items that are found during our home inspections of new construction.  At Southern Source Inspections, we provide a thorough analysis of the residential home, and produce a detailed report for our client.  Common things that we find on new construction homes are: structural defects, improperly installed building materials (siding, roof covering, flashings, etc), improperly sized electrical conductors, missing AFCI and GFCI receptacles, missing components that can lead to moisture intrusion, and many more!  This saves our clients a tremendous amount of money and headaches in the future when we catch items that could lead to expensive repairs down the road, that the builder's project manager or sub contractors may have missed.  We provide an unbiased analysis of the condition of the home, and can help provide our clients with a fresh set of eyes on their prospective new construction home that should be in excellent condition upon moving in.

Reasons to get New Construction Inspected:
  1. ​​​​No one has lived in the home before, so lived in conditions cannot be replicated during the construction process.  (Ex. Drains may drain when one faucet is run during construction, but when all plumbing fixtures are operated at once, the plumbing drainage may not be able to withstand the added stress.)
  2. You don't want to find out that your Air Conditioner or Furnace (or other appliances) do not work right after you move in.
  3. You don't want to have to wait on repair men to show up after you have found out that your dishwasher was not hooked up correctly, and your kitchen is flooded.
  4. When you go to sell your house in 5 years, you don't want to buyer's home inspector to find that the original roofer did not install drip edge flashing throughout the eaves.
  5. You don't want to wake up to water all over your ceiling, because the plumber installed rigid PEX connections on your gas water heater and they melted and leaked all over your attic.
